Hi Eric,

I had a wall removed by someone recommended by a friend whose judgment I trusted so I did not check the workmanship out before hiring the person. Next mistake was I did not take time off rfom work to oversee the job.

The problem is that my house is a duplex and my bedroom is over the area where the wall separating the living room, from the dining room was removed, to create an open space. Well, my bedroom door,dropped about 11/2 inches on one side and is now lopsided. I believe that the house is shifting, and that the structure has been compromised. The wall in the hallway upstairs has cracks where it joins the ceiling and my bedroom wall has fissures as well.  The wood floors and stairs are now creaking and the floor is separating? I am scared that my house will collapse.

My question is what can I do to prevent it from collapsing? Who can I call in the construction trade to consult/repair the problem before more damage occurs. I cannot sleep at night for worrying that the house will collapse while I am sleeping. Also it is semi-attached, so I worry if it is affecting the neighbor's house as well!  I do not have a lot of money, I could probably raise about $5,000,00 from my income tax returns, but I have the feeling that this will not be enough. Please help and advise on what I need to do.

Sounds like a "bearing wall" may be involved and the workman did not install a "header' to replace the one removed--which he should not have done without advising you. You can call almost any builder/carpenter and have them look at it and give you an estimate. DO NOT tell them how much you can spend on the repair. Suggesting that can lead to a price which will most certainly take all of the $5000. The cost will also be relative to where you live. BIG cities have a larger cost usually--but not always.

I am sorry that you are fretting BUT you need to be. The situation you describe is certainly worriesome.

John is correct. You can call a builing contractor and he should be able to just look at the wall in question and know right away. the problem is easilly solved by putting floor jacks under the the existing ceiling and screwing the jacks up and bringing the wall back to the height it is supposed to be. Then installing a new Header. The header is a horizontal member that carries the load of the upper floor. It is installed over the entire span of the opening.

Once the ceiling is jacked back up and the header put in, the door and everything else should go back into place. There will be some repairing and refiting but it should be minimal.

Hi George,

Thank you for your detailed reply. Now I know what should be done  to correct the problem so that a contractor cannot dupe me again. I will let you know how it turns out. I plan to do it for spring break, so I can be at home to watch what the contractor is doing.
