Surface rights

I have an offer from Seeco, Inc. for an oil & gas lease. The legal wording is somewhat confusing. I have ask that a sentence be added saying "Lessee or their assigns agree to conduct no surface operations, without written consent of the lessor". Seeco has told me this clause is not necessary. Is this correct?


The property covered in the lease is covered with  a pine tree farm and I have no problem with them drilling there, should they choose to do so. I simply want to be involved with what they pay for the surface right and damages to my trees.
