Convert duples to two seperate dwellings

how do I convert a duplex into two seperate dwellings. one side is a single family unit and the right side is two rental apartments. It is 14-16 livingston ave and considered a tenement and instected by the state of NJ. I want to convert each to a seperate dwelling. Each has their own heat & utilities. How do I acomplish this?

1.Visit your municipal offices and ask if this would be allowed in thi neighbourhood... & what are the requirements.

2. See an architect to prepare a plan

3. Get costs

4. Get finances in order

5. lots of const estimates program on the net...

I f I were you I'd rent the movie "Pacific heights"... then see if you are still up for this. Reality might bite....
